本計画は、スキー場近くに建つホテルの耐震補強を含む改修工事である。
既存建物については、耐震補強および一部の軽量化を行うことで、現行法規が求める耐震性能まで性能向上を図っている。
あわせて、現代のホテル運営に適した空間とするため、構造体を含めた全体的なリプランニングを行い、意匠の刷新を実施した。設備面においても最新のシステムへ更新し、外装材・内装材はスケルトン状態から全面的に一新している。
これらの改修により、築40年以上を経過した建物の再生と長寿命化を目指した。
本建物は豪雪地帯に位置するため、耐震補強設計は特に重要な要素であるが、法的および構造的な検証・設計を十分に行った上で確認申請を提出し、工事に着手している。
既存建築を再活用するにあたっても、「遵法性」と構造躯体の「安全性・耐震性」を確保することは、社会やまち、さらには経済にとって持続可能で、環境にも配慮した建築につながるのだと考えた。
こうした考えのもとで進められた本設計・改修工事に対する、建築主の建築・まち並み・法制度への深い理解は、非常に印象的である。
既存建築ストックを有効に活用することは、まちづくりや観光、景観形成の観点からも、大きな可能性を秘めているのではないだろうか。

This project involves the renovation of a hotel located near a ski resort, including comprehensive seismic retrofitting works.
The existing building’s seismic performance has been upgraded to meet current building code requirements through structural reinforcement and partial weight reduction.
In addition, the building has been re-planned, including its structural framework, to better suit contemporary hotel operations, accompanied by a complete redesign of the architectural expression.
All building services have been updated to the latest systems, and both exterior and interior finishes have been entirely renewed from a skeleton condition.
Through these interventions, a building that is over 40 years old has been revitalized and given an extended service life.
As the site is located in a heavy snowfall region, seismic retrofitting was a particularly critical aspect of the project. Comprehensive legal and structural evaluations were carried out, and the necessary building approval applications were submitted prior to the commencement of construction.
Even when reusing existing buildings, ensuring legal compliance as well as the safety and seismic performance of the structural frame is essential in creating architecture that is sustainable for society, the city, and the economy, while also being environmentally responsible.
The client’s strong understanding of architecture, the urban context, and regulatory frameworks throughout this design and renovation process is both admirable and deeply impressive.
The effective utilization of existing building stock holds significant potential, not only for sustainable urban development but also for tourism and the preservation of local townscapes.
